Tips for showing your home to its best advantage!

Exterior

Wash down the house (once will do) to remove cobwebs/dirty spots, & clean the windows

Clear the gutters

Keep lawns mown regularly with neat edges, & driveways, paths & porches swept

Keep tools and toys stored away tidily & reduce clutter in garages/sheds

Arrange outdoor furniture attractively (borrow some if need be!)

Keep the swimming pool sparkling & the BBQ clean

Remove clothes from the clothes line

Make sure garden gates open easily & quietly

Keep letterbox free from junk mail

Pick up papers and rubbish in the street (neighbourhood 1st impressions count!)

Prune hedges/shrubs, & weed the garden

Interior

To create 'space' remove excess furniture and clutter from each room

Keep toys, utensils and papers stored away tidily, and bench tops/tables clear

Remember cupboards will be peeked into – these can be de-cluttered

During inspections

"A Clean House makes a Tidy Sum" – ensure it is immaculately clean before inspections, particularly the bathroom & kitchen, with no rubbish visible anywhere, ashtrays removed, and no obvious traces of cats/dogs.

Open curtains and connecting doors wide to create as much brightness as possible, and ensure the home is warm.

A cosy ‘percolated coffee’ smell is always inviting, and fresh flowers never fail to enhance a property’s charm. Soft background music playing is also pleasant and appealing.

Lock away any valuable china, books, silver, or other important items, and remove keys from all doors

It is handy for your salesperson to have a table of some sort placed near the entrance, on which to put the Visitors Book & flyers etc. Also, a chair nearby shows consideration for the elderly, for when they remove their shoes.
